Larimer Home Ownership Program (LHoP) down payment assistance program is available to households earning 80% or less of the Area Median Income. See income chart.
This program (LHoP) is a low interest loan. The Maximum loan amount is $15,000 which has recently been increased, with an interest rate of 1% with the term generally being 20 years. Applicants must have 1% of the purchase price in the deal as their contribution. The LHoP loan amount is based on that need with the maximum at $15,000, not all applicants will receive the maximum amount. This program can be used along with other down payment programs such as Colorado Housing and Finance Authority funds.
This program can be used by any qualified buyer purchasing a home in Larimer County, including Estes Park. The cost of the home cannot exceed HUD limits. The Estes Valley Workforce Housing Assistance (EVWHA) and LHoP programs can both be used with ANY of the homeownership programs of the Estes Park Housing Authority, provided you qualify. Funds will not be reserved unitl a home is under contract and a first mortgage loan approved. Applicants must be pre-approved by a lender prior to submitting an application. Applicants must attend a first time home buyer class.
The application process is very simple. You can download the application or call 970-635-5931 to have one mailed, faxed, or emailed to you. Fill it out and provide proof of income, family size, pre-qualification information from your lender, and the $60 application fee to the Larimer Home Ownership Program located at 375 W. 37th Street, Suite 200, Loveland, CO 80538. You must attend an acceptable first time homebuyer training class, such as the one provided by Neighbor to Neighbor (970-484-7498), prior to your closing as a requirement of the program.
